Why the range is so wide

Three variables explain most of the spread between the bottom and the top of the range.

The first is climate control level. A structure that only needs passive ventilation in a mild climate carries a fraction of the equipment of one that must hold 24 °C through a −25 °C winter or cool against a 28 °C wet-bulb summer. Heating networks, boilers or heat pumps, thermal and blackout screens, cooling walls, fans, CO₂ systems and the controls that coordinate them can exceed the cost of the structure itself.

The second is structural grade, which is set by local design loads rather than preference. A site with 0.85 kN/m² snow load and high design wind speed requires more steel per square metre than a sheltered site in a mild region — for an identical greenhouse footprint. This is why comparing quotations across countries without normalising for load standards is misleading.

The third is the growing system. Soil cultivation adds little. Substrate on hanging gutters with recirculated fertigation, drain collection, UV or filtration treatment and dosing units adds substantially — and is often what makes the difference between a facility that meets a contract and one that does not.

Costs that sit outside the greenhouse quotation

These typically add 15 to 30 percent to total project cost and are the most common reason budgets are exceeded.

Site works and foundations

Levelling, drainage, access roads, hard standing and concrete foundations. Highly site-specific and almost always excluded from supplier quotations.

Water supply and treatment

Boreholes, reservoirs, storage tanks, filtration, reverse osmosis where feed water sodium is high, and disinfection for recirculated systems.

Power and utilities

Transformer capacity, distribution, standby generation for climate-critical systems, gas or fuel supply for heating.

Packhouse and cold chain

Grading and packing area, cold storage, loading dock. Required for any project selling into retail or export channels.

Logistics and duties

Sea freight, inland transport, customs duties and VAT. On distant projects this can add double-digit percentages to landed equipment cost.

Working capital

Substrate, seed or plants, nutrients, crop protection, labour and energy for the first cycle before the first revenue arrives.
