Glass pays back when the crop has strong value per square metre, winter light is commercially limiting or the buyer needs contract-grade consistency through the year. In those cases, higher transmission and tighter climate control improve both yield and packout, which matters more than headline capex alone.
The return profile is shaped by glazing type, gutter height, screen package, ventilation capacity and heating strategy far more than by frame branding. Diffuse glass can improve canopy uniformity in strong light, while double glazing can reduce winter energy demand where heating cost threatens project margins.

Fully equipped commercial glass greenhouses often land between USD 90 and USD 220 per square metre, but the meaningful number is cost per productive square metre after climate, irrigation, energy equipment and logistics are included. Structure and glazing are usually only part of the final capital requirement.
Glass usually outperforms film financially when the crop is high value, the project targets winter or year-round supply, and the market rewards consistent quality. In mild climates serving low-price markets, film can still be the stronger business decision.
